Commercial cleaning is priced very differently from residential cleaning: contracts are almost always quoted per square foot per visit, then multiplied out by how often you want the space cleaned. A small office cleaned weekly and a large medical suite cleaned daily can be 50x apart in monthly cost — this calculator does the multiplication for you.
| Facility type | Typical cost per sq ft, per visit |
|---|---|
| Standard office / retail | $0.07 – $0.20 |
| Medical / healthcare | $0.12 – $0.30 |
| Hourly labor (small jobs) | $30 – $75 / hr |
Source: Housecall Pro, 2026 pricing data. Example: a 5,000 sq ft office at $0.12/sq ft costs about $600 per visit; cleaned three times a week (roughly 13 visits a month), that's about $7,800 a month.
Per-visit cost is simply square footage times the per-square-foot rate. Monthly cost is per-visit cost times how many visits happen in a month — roughly 4.3 for once a week, 13 for three times a week, and 30 for daily service. This is why frequency matters as much as size: doubling your cleaning frequency roughly doubles your monthly bill, even though the space itself hasn't changed.
A small office of 3,000 square feet using standard office cleaning in Ohio works out to about $195 to $557 per visit. Cleaned three times a week (about 13 visits a month), that's roughly $2,533 to $7,236 a month. Dropping to once a week brings it to about $844 to $2,410 a month.
The range is wide because the per-square-foot rate covers everything from a quick trash-and-vacuum service to full restroom sanitation and kitchen cleaning. When you request quotes, give every company the same written scope so the numbers can be compared fairly.
The calculator multiplies your square footage by a published per-square-foot, per-visit rate for your facility type, then by the average number of visits per month (4.33 for weekly, 13 for three times a week, 30.3 for daily). Choosing a state multiplies the result by that state's Regional Price Parity from the Bureau of Economic Analysis. See our methodology.
Standard commercial cleaning typically costs $0.07 to $0.20 per square foot per visit. Medical and healthcare facilities, which require stricter sanitation standards, typically cost $0.12 to $0.30 per square foot per visit.
Hourly commercial cleaning labor typically costs $30 to $75 per hour. This pricing model is more common for smaller spaces or one-off jobs than for large recurring contracts, which are usually priced per square foot.
Monthly cost is typically the per-visit cost (square footage times the per-square-foot rate) multiplied by the number of visits per month. A 5,000 sq ft office cleaned three times a week at $0.12 per sq ft costs about $600 per visit, or roughly $7,800 a month at 13 visits.
Medical and healthcare facilities require stricter disinfection protocols, specialized cleaning products, and sometimes certified staff trained in biohazard handling, which pushes per-square-foot pricing well above standard office cleaning.
Yes. Labor costs vary by region. This calculator lets you select your state to apply a general regional cost-of-living adjustment based on U.S. Bureau of Economic Analysis data, though it is not a substitute for a local quote.
